
When a San Diego homeowner calls us about foundation cracks or floor settling, the first thing we ask is whether they have noticed anything plumbing-related — a humid spot, an unexplained water bill spike, mildew in a closet that backs onto the slab. About half the time, the foundation problem turns out to be a long-running plumbing leak that has been undermining the soil under the slab for months or years.
Foundation movement and plumbing failures are tightly coupled, especially in our part of California where expansive clay soils, fill from old grading work, and seismic activity all make foundations sensitive to moisture changes. Here is what we look for and how the two problems feed each other.
The expansive-clay problem in San Diego
A lot of San Diego sits on soils with a meaningful clay fraction. Clay swells when it absorbs water and shrinks when it dries. The USGS documents the geotechnical hazards of expansive soils and notes that uneven moisture is the main driver of foundation distress on residential slabs. When a buried supply line leaks under one corner of your house, that corner gets wetter than the others. The clay swells. The slab lifts. Cracks open at the opposite end of the house.
The reverse happens during dry years. Clay shrinks where soil dries fastest, and the slab settles unevenly. A drain-line leak below a planter that gets watered constantly will swell that area, while the far side of the foundation that dries out will settle. The result looks like foundation failure, but the root cause is hidden plumbing.
Signs your foundation problem is really a plumbing problem
Watch for crack patterns that match plumbing routes. A diagonal crack that runs from a corner toward the kitchen or master bath often tracks a buried water line. Doors that suddenly stop closing in one part of the house frequently coincide with a slab leak in that wing.
Other clues include a hot spot on the floor (hot-side supply leak), a sustained humid feeling in one room, mildew that returns no matter how often you clean it, unexplained increases in your water bill, the sound of running water with all fixtures off, and pooling water around the perimeter that does not match your irrigation schedule. Any combination of two or more of these symptoms is enough to justify a leak-detection inspection before you call a foundation engineer.
What a plumber checks before you commit to underpinning
Foundation underpinning runs from $5,000 to $50,000 or more depending on scope. Before you spend that money, verify there is not a $1,500 plumbing repair that, once fixed, allows the soil to stabilize on its own.
The standard plumbing diagnostic sequence: pressure-test the supply lines to see if they hold; isolate hot and cold separately to narrow which line is leaking; run a sewer camera through the main drain to look for breaks or root intrusion; thermal-image the slab to find temperature anomalies; and if needed, isolate sections with a static air or water test. A competent plumber can usually rule plumbing in or out within a half day of on-site work.
What the repair actually looks like
If we find a slab leak, you have two real options: spot repair or reroute. Spot repair means cutting an access hole through the slab, replacing the damaged section, and patching the concrete. It is cheaper but leaves the rest of an aging line in place. Reroute means abandoning the in-slab line, running new pipe through the attic or walls, and tying back in at the fixtures. Reroutes cost more up front but eliminate future slab-leak risk on that line.
If we find a broken sewer line, the choices are open-trench replacement or trenchless lining. Trenchless costs more per foot but saves your landscaping, driveway, and patio.
Dealing with the damage left behind
Once the leak is fixed, the damage assessment begins. Wet drywall, swollen baseboards, ruined cabinetry, and soaked subflooring all need to come out. Mold often follows leaks that have been running for weeks or months in a closed space, and the cleanup has to be done by a contractor who carries the right certifications and equipment.

Preventing the next foundation-plumbing problem
If your home is over 30 years old and has original copper supply lines, get a baseline pressure test every few years. Repipe copper preventively if you have already had one slab leak — second and third leaks on the same vintage system are nearly certain. Keep your roof and gutter drainage discharging away from the foundation, not toward it. Maintain even soil moisture along the foundation perimeter with consistent drip-line watering during dry spells.
